Commercial Roof Repair in Stroud
A leak over a shop floor or office ceiling costs you more than a stained tile. We trace where the water really gets in, fix the seam, flashing or drain that failed, and replace wet insulation so your building stays dry and holds its heat and cool air.

Fix the Problem, Not Just the Drip
Most commercial roofs in our area are flat or low-slope: TPO, EPDM, modified bitumen, built-up tar and gravel, or metal panels. Water on these roofs moves sideways. It can enter at a split seam near one wall and show up inside thirty feet away. That is why we walk the whole roof before we touch anything.
A small repair done early is the cheapest work you will ever buy on a commercial roof. Left alone, water soaks the insulation board under the membrane. Wet insulation does almost nothing to stop heat, so your cooling bill climbs in summer and the heating runs longer in winter. It also gets heavy and can rot the deck.
Our crew brings over 20 years of combined roofing experience to this work. If the roof can be repaired, we repair it. If it is past saving, we tell you plainly and talk through commercial roof replacement instead.

What a Commercial Repair Covers
- 01
Leak tracing
We follow the water from the stain inside to the entry point on the roof. We check seams, penetrations, curbs and edges along the path, not just the spot above the drip.
- 02
Seam and membrane repair
Split TPO seams get heat-welded. EPDM gets cleaned, primed and patched with matching material. Blisters and cracks in modified bitumen or built-up roofs get cut out and rebuilt in layers.
- 03
Flashing and penetrations
Pipe boots, HVAC curbs, skylights and parapet walls are where most flat roofs fail. We reseal or replace the flashing so it moves with the roof instead of pulling away.
- 04
Wet insulation replacement
We cut out soaked insulation board and put in dry board before closing the membrane. Dry insulation is what keeps your conditioned air inside, so this step matters for comfort and running costs.
- 05
Drains and ponding
Clogged drains and scuppers leave standing water that breaks down membranes and seams. We clear them and point out low spots that keep holding water.
- 06
Metal roof fixes
On metal buildings we replace backed-out or worn fasteners, reseal laps and fix rusted panels before small holes spread.
Questions about Commercial Roof Repair?
Call(405) 855-9152Signs Your Commercial Roof Needs Repair
Stained or sagging ceiling tiles
Brown rings or drooping tiles mean water has been getting through for a while. The leak on the roof is often not directly above them.
Water still standing two days after rain
Ponding that sits for more than 48 hours wears out the membrane fast and adds weight to the deck.
Bubbles, cracks or open seams
Blisters under the surface, alligator cracking on built-up roofs and seams you can lift with a finger all let water in.
Rising energy bills with no other cause
If the HVAC checks out but bills keep going up, wet insulation under the roof can be part of the reason. A moisture check will tell you.
Damage after hail or high wind
Oklahoma storms dent metal, bruise membranes and peel edge metal. A storm damage repair visit after a big one catches it early.
From First Call to Finished Repair
- 1
Start with a phone call
Let us know where the water shows up inside, what roof you have if you know it, and how we get up top. We pick a time that fits around when your doors are open.
- 2
Roof walk and moisture check
We go over every seam, drain and penetration. Anywhere we think the insulation is wet, we test it so we know how far the water has traveled.
- 3
Written estimate with photos
The pictures show what we found, and the estimate spells out each repair. If the roof is close to the end of its life, we say so instead of selling you patches.
- 4
Repair day and cleanup
The work stays on the roof, so your business keeps running below. When we finish, old material and debris leave with us and the roof and grounds are left clean.
What Moves the Price of a Commercial Repair
No two commercial repairs cost the same, so we price each one after we see the roof. Your written estimate lists the work line by line. If we find more once we open things up, we show you and talk it over before we go further.
- Roof type
- Welding a TPO seam is a different job from rebuilding a built-up roof in layers. Material and method set much of the cost.
- How much insulation is wet
- A dry patch is quick. A large wet area means cutting out and replacing board, which takes more time and material.
- Rooftop equipment
- HVAC units, vents and skylights add flashing work. Some repairs mean working around or under equipment.
- Access and height
- Roof hatches, ladder setup, building height and where we can stage material all affect labor.
- Condition of the deck
- If water has rotted wood or rusted metal deck below, that section has to be fixed before the roof goes back down.
Commercial Roof Repair Questions
Do I have to close my business while you work?
Usually not. Nearly all of the repair happens up on the roof, out of the way of customers and staff. If we need to look above a ceiling inside, we plan that around your hours and keep it brief.
Can my roof be repaired or does it need replacing?
Plenty of roofs with a few bad seams or failed flashings have years left after a good repair. When a large share of the insulation is soaked or the membrane has gone brittle across the whole roof, patching gets costly and stops holding. We show you photos and give you a straight answer either way.
Does a roof repair really affect energy costs?
It can. The insulation under a flat roof only does its job when it is dry. Stopping the leak and swapping out wet board brings that insulation back, so the building holds heat in winter and cool air in summer.
What kind of warranty comes with a repair?
The labor on every repair we do carries a lifetime workmanship warranty. On the phone we can walk you through what that covers for your roof and your type of repair.
Do you work on buildings outside Stroud?
Yes. We also repair commercial roofs in Chandler, Cushing, Bristow, Drumright and Perkins. Let us know where the building sits when you reach out.
